Abridge Inspection:

Abridged inspections are partial inspections that do not include the entire inspection of the home.  These are very focussed and explicitly laid out before the inspection begins.  eg. construction check, deck inspection,, electrical inspection.

Structural inspections are special abridged inspections that only include the evealuation of the major structural components of the house.  The price of the structural inspection, like all inspections, varies according to the size and age of the house.  However, since they do not take as long as full inspections, the price is reduced $100 below a normal inspection.  These inspections include the roof, attic, siding, structure, basement/(crawl spece), and grading and how the grading effects the structure.  They do not include the heating and air, plumbing, electrical, and appliances.

Clients that use a structural inspection usually include investors, or home owners that plan to do a large amount of rehabilitation to the house.  They save a few dollars and get an evaluation on the most costly items of the house.

Follow Up inspections are call back inspections from an original inspection.  They are conducted after a seller has fixed the inspectors list of items that the buyer's realtor requested.  This inspection is a very focused inspection with a list of items for the inspector to reevaluate.
