INSPECTION AGREEMENT  FORM

An inspection is intended solely to assist in evaluating the overall condition of a building and is based on observation of the visible and apparent condition of the building and its components on the date of inspection.  The inspector does not disassemble equipment, move furniture (or stored personal items,) carpeting, or open wall coverings. The results of this inspection are not intended to make any representation regarding latent or concealed defects that may exist.  Only a person who is a licensed structural engineer, electrician, plumber, or other licensed professional can render an opinion as to the structural integrity of a building or it's other component parts. Therefore, you may be advised to seek a professional opinion as to any defects or concerns for these items mentioned in this report.

The categorical areas checked during the inspection are: A) grounds and surrounding areas, B) gutters, and exterior, 

C) roofing, and attic, D) garage/carport,  E) electrical,  F) heating, G) cooling,  H) plumbing,  I) general interior and appliances, J) foundation, basement, crawl space, slab. All information found at the location will be conveyed to the client or the clients’ representative at the time the Inspection Report is completed. The inspection and the report are performed and prepared for the sole, confidential, and exclusive use and possession of the client.  Only the client may rely on this inspection.  This report shall not be quoted in whole or in part nor shall it be relied upon by any other person or entity to anyone else except with the express written permission of Calibre Home Inspections.  The inspector does certify that he does not have any interest, present or prospective, in the property inspected.

This report will express the opinions of a professional inspector about the conditions found at the date of the inspection.  It is not a guarantee, nor warranty.  As stated previously, the inspection will be based on visual observations.  It does not cover any portion not actually seen or not capable of being seen. The client understands that although references may be made to building codes, this is not an inspection for building code conformity. This report is not intended for the purpose of fixing a value, and does not reflect any opinion regarding the advisability or inadvisability of purchase.  The liability of this inspection is limited to the inspection fee charged, and limited to six months from the date of the inspection. This inspection does not cover existence of lead based paint, radon, mold, or wood destroying insects and/or organisms.

Any dispute, controversy, interpretation or claim including claims for, but not limited to, breach of contract, any form of negligence, fraud or misrepresentation arising out of, from, or related to, this contract or arising out of, from or related to the inspection or inspection report shall be submitted to final and binding arbitration under the Rules and Procedures of the Expedited Arbitration of Home Inspection Dispute of Construction Arbitration Services, Inc. The decision of the arbitrator appointed thereunder shall be a final and binding judgment on the Award, and may be entered in any Court of competent jurisdiction.
